Terms of Use – HOUSMAP Application

Effective Date: 27 February 2025

Housmap (“Housmap”, “we”, “us”, or “our”) welcomes you to our digital platform, which consists of the Housmap mobile application and website (collectively referred to as the “Platform”).

These Terms of Use define how the user (“you”) may access and use the Platform, its features, and its content.


1. Who We Are & How to Contact Us

HOUSMAP LLP is a PropTech company headquartered in Covent Garden, London, United Kingdom, specializing in developing digital solutions for managing, listing, and browsing real estate.

Meta Global Technologies – Free Zone is responsible for operating the Platform within the United Arab Emirates.

By using the Platform, you agree to these Terms and acknowledge that they constitute a legally binding agreement between you and HOUSMAP.


2. Updates to the Terms of Use

We may modify these Terms at any time. Updated versions will be published on the Platform, and registered users may be notified.

Continued use of the Platform after updates constitutes acceptance of the revised Terms.


3. Changes to the Platform

We may update, modify, suspend, or discontinue any part of the Platform or its services at any time for operational, technical, or regulatory reasons, including maintenance or upgrades.


4. Privacy

Please review our Privacy Policy to understand how we collect and process your personal data when using the Platform.


5. Rights to Use the Platform

Subject to full compliance with these Terms, HOUSMAP grants you a personal, limited, non-transferable license to use the Platform for lawful personal or commercial purposes within its scope.

You may not:

  • Copy or republish any part of the Platform for commercial purposes without written consent

  • Modify or redistribute content

  • Use HOUSMAP or HOUSTREAM trademarks or logos without permission

All intellectual property rights belong to HOUSMAP LLP.


6. General Restrictions

You are prohibited from:

  • Using the Platform if under 18 years of age

  • Posting illegal, misleading, or non-compliant content

  • Attempting unauthorized access to systems or databases

  • Uploading viruses or malicious software

  • Impersonating another user

  • Sending spam or unsolicited promotional messages

  • Scraping, copying, or harvesting data without permission

  • Reverse engineering or attempting to decompile the application

Housmap reserves the right to report violations to relevant authorities.


7. Account Creation

  • You may browse as a guest, but certain features require an account

  • You must provide accurate and up-to-date information

  • You are responsible for safeguarding login credentials

  • Notify us immediately of any suspected unauthorized access

  • You may request account deletion via: support@housmap.ae


8. Paid Services

Housmap may offer paid services such as ad promotions or advertising packages.

You acknowledge that:

  • All fees are non-refundable

  • Payment does not guarantee leads or results

  • Paid services are provided “as is”


9. Real Estate Listings

The Platform allows property listings by owners, sub-lessors, agents, and developers.

If You Are a Seller or Advertiser:

You must:

  • Be legally authorized to sell or lease the property

  • Provide accurate and truthful information

  • Comply with local laws (e.g., RERA regulations in Dubai)

  • Avoid misleading or unavailable listings

  • Avoid fake or falsified properties

If You Are a Buyer or Tenant:

You must:

  • Act in good faith

  • Verify property details and documentation

  • Communicate in compliance with applicable laws

Housmap is not a party to any transaction and is not responsible for listing accuracy, but reserves the right to remove violating listings.


10. Ratings & Reviews

Users may submit reviews provided they are:

  • Honest and based on real experiences

  • Non-abusive or defamatory

  • Non-misleading or hate-inducing

Housmap reserves the right to remove violating reviews.


11. User-Uploaded Content

By uploading content, you grant Housmap a license to use, display, store, and republish it in connection with the Platform.

We may disclose your identity in the event of intellectual property infringement claims.


12. Payments

By providing a payment method, you authorize us to collect fees via our payment provider.

We are not responsible for failed payments due to insufficient funds or banking restrictions.


13. Legal Liability

  • HOUSMAP is an advertising platform only

  • HOUSMAP is not a real estate broker, property manager, or contracting party

  • Full legal responsibility for listings lies with the advertiser

  • The Platform is provided “as is” and “as available”

  • We do not guarantee error-free or uninterrupted service

Housmap is not liable for losses resulting from:

  • Data loss

  • User errors

  • Platform misuse

  • User-to-user transactions


14. Breach of Terms

We may take actions including:

  • Account suspension or termination

  • Content removal

  • Legal action


15. Reporting Violations

Violations may be reported to:

16. Third-Party Links

The Platform may contain links to external websites.
Housmap is not responsible for their content or services.


17. Cybersecurity

We do not guarantee the Platform is virus-free.
Users must use their own security software.


18. Force Majeure

We are not liable for delays or service interruptions caused by events beyond our control (e.g., natural disasters, major technical failures).


Dispute Resolution & Governing Law

These Terms are governed by:

  • Federal Laws of the United Arab Emirates

  • Local laws of the Emirate of Ras Al Khaimah

  • RAKEZ regulations and related administrative and economic laws

Property Types

  • Property for Sale

  • Property for Daily / Monthly / Annual Rent

  • Off-plan Property for Sale


Property Owners

You confirm that you:

  • Hold a valid UAE ID

  • Are the legal owner of the property

  • Have the legal right to sell or lease

  • Provide accurate and up-to-date information


Sub-Lessors (Sublease)

You confirm that you:

  • Hold a valid UAE ID

  • Are fully responsible for the authenticity of subleasing documents

  • Are not violating the original lease, building rules, owner terms, or local laws

  • Comply with Dubai Municipality and RERA regulations, including occupancy limits

  • Upload required documents:

    • Copy of the original lease agreement

    • Holiday Homes License (if required)

Failure to meet these requirements prohibits listing publication.


Brokers & Agents

You must:

  • Hold a valid license from relevant authorities (e.g., RERA or DED)

  • Be officially authorized to advertise the property


Additional Section 2 – HOUSMAP Short Videos (HOUSTREAM)

Content Relevance

Videos must relate directly to real estate (sales, rentals, or educational content).

Quality & Resolution

Use 750–1080px resolution; avoid low-quality or blurry videos.

Video Length

Preferably under 3 minutes.

Text in Videos

Visuals and voice-over are preferred over on-screen text unless necessary.


Intellectual Property

  • Content must be original or properly licensed

  • Copyright-infringing videos are prohibited

Housmap is not responsible for copyright violations by users. Detection tools may be used, but full responsibility lies with the uploader.


Music & Audio

  • Prefer no music or fully licensed music

  • Copyrighted music will result in immediate removal


Professionalism & Credibility

  • Maintain accuracy and professionalism

  • Avoid exaggeration or misleading claims


Video Editing

  • Smooth transitions

  • Clear audio

  • Avoid distracting effects


Transparency & Honesty

  • Provide factual and truthful information

  • Misleading content will be removed


Appropriate Content

  • Only real estate-related content is allowed

  • Educational content is encouraged


Moderation & Enforcement

Housmap reserves the right to remove any violating video without notice.
Repeated violations may result in account suspension or permanent ban.
